Roofing Questions Answered
The questions we are asked most about roof repairs, new roofs, flat roofs and guttering.
Frequently asked questions
My roof is leaking - does it need replacing?
Usually not. Most leaks come from one place - a slipped or cracked tile, a lifted flashing, a worn valley or a loose ridge - and fixing that stops the leak. A new roof is only the answer when the covering has failed across the whole roof.
Repair or new roof - how do I tell?
One problem in one place is normally a repair. Tiles failing all over, a dipping roof line, perished felt underneath and leaks that keep coming back after repairs point to a re-roof. We look at the whole roof and tell you which it is.
Why does my roof only leak in heavy rain or wind?
Driven rain gets in where a light shower cannot: under lifted flashings, through worn valleys and past loose ridge tiles. A leak that only shows in bad weather can still be traced and fixed.
Do you repair flat roofs, or only replace them?
Both. A split, a blister or a failed joint on an otherwise sound flat roof can be repaired. If the covering has failed across the roof or the deck has gone soft, replacing it is better value.
How long does a flat roof last?
Older felt roofs often need attention after 10 to 20 years. Modern torch-on felt and single-ply, laid well, last considerably longer.
Do I need new fascias and soffits with new guttering?
Not always. If the boards are sound, new guttering can go straight on. If they are rotten, it makes sense to replace them at the same time.
How long does a new roof take?
Most house re-roofs take a few days to a week once the scaffold is up, depending on the size of the roof and the weather.
What does a new roof cost?
It depends on the size of the roof, access, the covering you choose and what needs renewing underneath. The only reliable figure is a quote for your roof, and our quotes are free.
Do you work on commercial buildings?
Yes. As well as houses and bungalows, we repair and replace roofs, flat roofs and guttering on commercial buildings.
Is the quote free?
Yes. Coming out to look at the roof and pricing the work costs you nothing, and there is no obligation.
