Flat roofs repaired or replaced

Flat roofs fail at the joins and edges first. Water sitting in puddles, blisters in the felt, a split at an upstand or a stain on the ceiling below are the usual signs.

Repair or replace - we will say which. A split, a blister or a failed joint on an otherwise sound roof can be repaired. If the covering has failed across the roof or the deck has gone soft, replacing it is better value.

Built to drain. On a new flat roof we check the falls, renew rotten decking and detail the edges and outlets so water leaves the roof instead of sitting on it.

Flat roofing we carry out

  • Torch-on felt: multi-layer felt systems for extensions, garages and dormers.
  • Single-ply membranes: for larger and commercial flat roofs.
  • Flat roof repairs: splits, blisters, failed joints and leaking upstands.
  • Decking: rotten or spongy boards replaced before the new covering goes on.
  • Edges, trims and outlets: renewed so water runs off the roof cleanly.
  • Rooflights: fitted or replaced as part of a new flat roof.

Flat Roofing questions

How long does a flat roof last?

It depends on the material and how well it was laid. Older felt roofs often need attention after 10 to 20 years; modern torch-on felt and single-ply, laid well, last considerably longer.

Why does water sit on my flat roof?

Usually the roof has too little fall, or the deck has sagged. A small amount of standing water is common; large puddles that stay for days speed up wear and should be looked at.

Can you repair a flat roof rather than replace it?

Often, yes. A split, a blister or a failed joint can be repaired if the rest of the covering is sound. We tell you which it is when we look.

Do you do commercial flat roofs?

Yes. See our commercial roofing page for larger flat and sheet roofs.
